Ginn Property DRI - Orange County, FL

Design and permitting of Master water, reuse, and forcemain trucklines that will serve both this DRI and the future Boggey Creek DRI adjacent to the project. Design of 7 lift stations including 1 regional lift station) and associated gravity sewer to provide sanitary service to the project. Final construction documents and roadway design for Road B arterial roadway nearly 5,500 feet in length including 450-foot bridge over Boggy Creek, serving 1,700 acre combined commercial and residential development located south of Orlando International Airport. Phase 1 master infrastructure improvements are currently under construction, and Phase 2 master infrastructure improvements are currently in permitting.

West Lake SuperCenter - Seminole County, FL

Master drainage, utility, access, and design for 100 + acres parcel, including construction plans preparation for mass grading master utility lines, access roads, design and permitting of new regional lift station for surrounding area, offsite utility construction plans, permitting of wetland impacts and mitigation planting areas, serving for future development of multi-family, commercial and office parcels.

Residential

Blue Spring Reserve - Groveland & Lake County, FL

This is phase 2 of a multi-phase project that was designed for a residential town home development with office commercial space and a clubhouse, all located on US 19 and the Florida Turnpike.

Bella Collina - Lake County, FL

750 lots proposed development on CR 455, featuring championship golf and country club, lakeshore estates and equine training and recreational facilities. Self contained water and wastewater facilities. Part of final design and permitting. Collaborative efforts focused on water management and Lake Co. permitting for drainage, together with FDEP permitting for utilities, including forcemain, watermain and lift station design and permitting.

Isle of Allura - Freeport, Bahamas

Worked with Ginn Southeast region and Ginn Planning to review and comment on cost and feasibility of the proposed development. Tasks included Mass grading analysis and cost estimation of each concept plan aswell as development of design guidelines and construction material availability and cost.

Magnolia Plantation - Seminole County, FL

950-acre subdivision including 498 residential lots, 18 hole golf course, and associated recreational space. Responsibilities included master storm water design for subdivision, golf course, and on-site wetland systems. Master utilities design with associated offsite design. Preparation of construction plans and permitting for entire project. Preparation of construction phasing plan to provide for 6 phases of construction. Permitting was completed in 1999.

Wekiva Pointe - Orange County FL

75 lot subdivision consisting of a replat of a previous development to allow for the connection of the two developments. Site presented a design challenge due to the extreme amount of relief over the site. Also consisted of connecting a new lift station into an existing and modeling of the existing for upsizing. Permitting was completed in 2000.

Wintermere Harbor & Pointe - Winter Garden, FL

230 lots in both developments design included drainage, utilities, mass grading with a focus on saving existing trees. Permitting was completed in 1999.

Monterey Oaks - Sanford, FL

140 lot subdivision design included drainage, utilities, and coordination with the Expressway Authority for their proposed off-ramp. Permitting was completed in 2000.

Hester Oaks - Seminole County, FL

40 residential lots design included drainage, utilities, all permitting completed in 5 months. Permitting was completed in 2003.

La Cascada Phase II - Orange County, FL

240 lots including Townhomes and single-family detached lots design included drainage, utilities, grading & offsite improvements. Permitting was completed in 2004.

Valencia Village Apartments - Orange County, FL

284-unit apartment complex as part of a larger PUD. Services included design and permitting of project within the client allotted 180 days. Permitting was completed in 1999.

Windsor Pines Apartments - City of Sanford, FL

184-unit development including rezone to PD within the city. Services included design and permitting of project and offsite improvements including assisting the city with the design of offsite gravity system. Permitting was completed in 2000.

Stratford Pointe Apartments - Sanford, FL

220-unit apartment complex. Services consisted of design and permitting of site improvements and regional lift station for the city. Permitting was completed in 2001.

Waterbridge Apartments - Orange County, FL

210-unit apartment complex. Services consisted of design and permitting of site improvements. Permitting was completed in 1998.

East Lake Apartments - Orange County, FL

240-unit apartment complex. Services consisted of design and permitting of site improvements. Permitting was completed in 1998.

Lake Sawyer South Phase 5 - Orange County, FL

73-unit single-family detached subdivision. Design included drainage, paving, utilities and all site improvements needed for construction. Permitting was completed in 2010 and construction was completed in 2011.

Lake Reams Phase 3 - Orange County, FL

83-unit Townhome development which required full design and permitting services. Permitting was completed in 2010 and construction is ongoing.

Savannah Park - Seminole County, FL

136-unit Townhome development with a commercial component that bisects the property. The project required full design and permitting services. Permitting was completed in 2007 and construction was completed in 2008.

Commercial

Thy Father’s Table Building Expansion - Sanford, FL

This project involved the design and permitting for an expansion to the Thy Father’s Table manufacturing plant located in the City of Sanford.  This project was unique in that the existing facilities were not large enough or configured properly for the owner to produce the types and volume of products they’re known for.  We worked with the City of Sanford to find ways to allow the site to be expanded to accommodate the owner and prevent the relocation of the manufacturing facilities to another state to maintain the employment of 400 local jobs.

South Lake Medical Arts Center - Clermont, FL

This 16 Building, 116,000 SF development was situated on 12 AC across from South Lake Hospital. The project had a 2 story parking garage built into a large existing hill as well as two 3 story buildings and various 2 story buildings with site retaining walls - all in order to maximize the amount of usable buildings on site. The client's permitting goals of 6 months were met in order to bring the project on line before competing developments. Design included the planning for the layout of the 16 buildings, an on-site dry detention pond and drainage collection system, sanitary sewer collection system, potable water and fire line distribution systems.

King's Crossing - Clermont, FL

Situated on 2 corners of US 27 and the South Clermont Connector, this commercial/office development also included restaurant anchors such as Starbuck's near the large retirement community of King's Ridge. Total building area of about 96,000 SF was the goal for this site of roughly 14 AC. Design included the layout planning assistance, an off-site dry detention pond, drainage collection system, sanitary sewer collection system, potable water and fire line distribution systems.

Remington - Oakland, FL

A commercial subdivision located on SR-50 near the Florida Turnpike, this project consisted of the subdivision of 16 AC into 8 lots utilizing central water, septic systems, and an on-site storm water detention pond with associated collection pipes. The project was in the Lake Apopka Drainage Basin and had to be designed to strict criteria focusing on nutrient removal from the storm runoff.

Wal-Mart stores #959 and #701 - Bushnell and Zephyrhills FL

Comprehensive collaborative effort included production of preliminary and final construction documents and Water Management District permitting comment response and grading plans. Stormwater collection system design. (Bushnell only). ERP permit modification obtained for Bushnell location through SWFWMD. Completed 2003.

Country Inn & Suites - Orlando, FL

500-unit hotel within the I-drive corridor of Orlando. Services included the design and permitting of project within the city as well as the county. Permitting was completed in 1999.

Porsche of North Orlando, Courtesy Chrysler/Jeep and Courtesy Acura - Seminole County, FL

Collaborative effort for construction documents and permitting. Responsible for stormwater and grading, construction documents and FDOT driveway connections and utility permitting as part of a design team.

Cracker Barrel - South Orlando, FL

Collaborated on design, permitting and production of construction documents under a permitted out parcel for Super Target of Hunter's Creek. Responsible for utility design, grading and drainage, and comment response through Orange County Development Review. Completed 2003.

Valencia Community College Entrance Road - Orlando, FL

Stormwater design and permitting, and Roadway alignment for entrance improvements to Orlando campus. Included FDOT driveway connection and turn lane improvements.

Fairfield Inn - Orange County, FL

350-unit hotel within the I-drive corridor. Services included the design and permitting of project, as well as an updated master pond design for the overall PD. Permitting was completed in 2000.

Aloma Business Center - Seminole County, FL

Design and permitting of a 10,000 sqft. office building. Design included all necessary infrastructure items as well as coordination between the design architect and MEP engineer.

Florida Neurosurgery Center - Winter Park, FL

Services included the design and permitting of stormwater, utilities, and grading for 12,000 sqft. office building serving as a medical business.

Brevard County Health Department Expansion - Brevard County, FL

Services included the design and permitting of stormwater system including a porous pavement design to supplement well recharge requirements for the area. Permitting was completed in 1999.

Liberty Parcel 3 - Orange County, FL

Design and permitting of 28 acres of industrial warehouse property. Design included all necessary infrastructure items as well as coordination between 3 different design architects and MEP engineers to accommodate each of the proposed 6 building on the property.

Sunport Building V - Orange County, FL

Design and permitting of 64,000 sqft. of industrial space. Design included all necessary infrastructure items as well as coordination between the design architect and MEP engineer.
